The Hidden Costs of Buying, Managing, and Selling a Property

When we think about investing in real estate, we usually focus on the purchase price or how much we can earn from rent or a sale. But we rarely talk about the silent costs that pile up along the way: paperwork, taxes, commissions, and, above all, time.
And I'm not talking about the "expected" expenses, like notary fees or property taxes, but the mistakes made from a lack of knowledge, decisions based on incomplete information, and processes that are repeated or paid for twice because there was no clear guidance.
A personal example: selling a property in Panama
I recently sold a family property in Panama and came across a series of costs I hadn't anticipated; I ended up facing expenses that exceeded 6% of the property's value.
The most frustrating part was discovering that many of these were avoidable: I canceled duplicate payments, redid paperwork, and spent weeks resolving issues that someone with experience would have anticipated in minutes.
How different is it in other countries?
Let's take Portugal as an example, which has become a popular destination for Latin American investors, but it also has costs that aren't always obvious. Beyond taxes or commissions, there are decisions that directly impact profitability.
For example, working with a mortgage broker instead of going directly to the bank can help you get a better interest rate or more favorable life insurance terms. Sure, you can accept the bank's offer to move things along quickly, but you'll most likely end up paying more. When you're focused on checking off your to-do list to close the deal, it's easy to take the first offer that comes along without comparing.
What's expensive isn't always what it seems
What's truly expensive is paying for something twice, the time wasted not knowing who to turn to, or the lack of clarity about the process and its risks.
That's why I value companies like EPI, El Peñón Investments, so much: they're not your typical real estate manager. They are investors with years of their own experience, who have been on the other side of the table, risking their own capital. That perspective gives them a different point of view and a real commitment to those who trust them. EPI guides investors in Portugal from identifying opportunities to the purchase, management, and eventual sale of properties. Their greatest strength lies in the acquisition stage: negotiating well, structuring financing, and anticipating hidden costs..
“Most people get into real estate thinking they're buying an asset. But what they're really buying is an operational project with unexpected curveballs. The most expensive mistakes don't come from the market, but from underestimating the logistics. Sometimes the best ROI isn't finding the best price, but avoiding the worst mistake. And for that, having someone who has already made those mistakes with their own money is worth its weight in gold.”
So why have real estate in your portfolio?
From a financial education standpoint, real estate remains a key piece of a diversified portfolio:
They help balance risk, as they don't behave the same way as stock market assets;
They can protect your capital against inflation;
They generate passive income if managed well;
